This position will direct and implement REO marketing, sales, and outreach with a team of property management and marketing specialists to build the market for a multistate (4-5) region. Develop client base of brokers, buyers, and lenders to sell and close up to 5k HUD properties/year through leadership, outreach, and training.



Responsibilities:



• Ensure all marketing activities are conducted according to corporate and HUD policies.

• Develop and carry out the regional marketing and sales plan to meet goals within budget.

• Direct marketing and sales staff to maximize sales productivity (greatest net sale per property, minimize inventory holding time), and meet HUD goals for occupant ownership.

• Establish positive program and company visibility throughout the region quickly and effectively.

• Direct the team to make maximum effective use of the real estate marketing, sales, and workflow / document management system; ensure that its use meets the needs of the firm.

• Use real-time workflow management systems to prioritize tasks of the regional marketing staff; ensure that critical paths are followed by those whose involvement is required.

• Interact with other members of the company team (e.g., Finance-Accounting, Legal, Transaction Processing, Administration, IT, HR, and QA / Control) to optimize business processes.

• Develop /use targeted marketing strategies to disseminate information quickly and effectively.

• Oversee training, advertising, and promotion efforts to meet strategic objectives.

• Market the HUD properties and the program to targeted audiences: brokers, buyers, and advocacy groups, using techniques that are informative and compelling.

• Lead regional efforts to develop strong relations with trade organizations and advocacy groups, gain their sponsorship, and undertake joint marketing efforts.

• Publish and broadcast HUD opportunities in local print and electronic media.

• Outreach and train lender representatives to enlist productive participation and develop their expertise in originating and closing HUD business.

• Develop RE broker outreach efforts to stimulate sales to owner occupants, to include developing relationships with local, small and small disadvantaged listing brokers.

• Integrate the efforts of brokers, lenders, and advocates to stimulate home ownership in their communities; endure marketing strategy is carried out at local levels.

• Supervise Marketing Specialists; hire, train, and evaluate performance.



Qualifications:



• Demonstrated leadership, self management and marketing skills.

• Demonstrated initiative and ability to build a client base and make an active market.

• Solid understanding, experience and/or skill in real estate and real estate issues, including real estate law, contract review, contract negotiation, implementation of best practices, co-brokering, real estate trends, real estate market data and analysis, real estate closings (and related documents) and due diligence (e.g., issues involving financing, site, environmental, building conditions, survey, title, geotechnical, structural). HUD program knowledge is a plus.

• Skill in transaction management, conflict management and issue resolution required.

• Excellent written and verbal communication skills, to present at professional levels.

• Bachelor’s degree in a related field, marketing, business, finance or communications degree with no less than 5 years experience in real estate; experience substitutes for education.

• Prior RE license history preferred; clean compliance record absolutely required.

• Knowledge of Microsoft Office and Windows-based computer applications is required.

*Mortgage Servicing background with a focus in default or REO is a huge plus!
